Your costs when you refinance home mortgage loans
Future assessments
If your planning to refinance home mortgage loans or buy a home, be aware of
future assessments. While most sellers are required to disclose any knowledge
they have of future assessments for taxes, homeowners association dues
increases, etc., it is probably wise to investigate for yourself. Talk to the
City, the County, homeowner's association, if applicable, and ask if there
are any special taxes being discussed, increase in dues or assessments, or
anything that may not be officially assessed at the time of closing, but may
be or has already been passed to assess in the future.
Don't get a nasty surprise after you close when you refinance home
mortgage loans
You don't want to find out about special taxes or unreasonable increases in
association fees after you refinance home mortgage loans that you would have
wished you would have known about before you closed. If these were not in the
previous year's tax bills they probably will not show up in the title
company's tax information provided in the title search. They can't find
something that is not officially of record at the courthouse. Sometimes tax
increases are approved by the City, but if the City taxes are included in the
County tax billings, these may not show up in the County records until the
bills are available.
