Recording fees
Recording fees will be collected to record documents in to the court
records. These vary from State and County and are normally so much for the
first page and an additional amount for each page recorded. You can check
with your county recorder's office as to the specific charges and then check
the home mortgage loans settlement statement for accuracy. Sometimes there
are additional recording charges in the form of a registration tax or other
charge. Again you can verify the accuracy of these charges by inquiring with
the recorder's office of amounts charged and verifying this on your
settlement statement.
Survey
This is just one of many inspections that a buyer may choose to have done.
There are several types of surveys that differ in price. A boundary survey
will stake the boundaries while a mortgage inspection will locate easements
and setback lines in relationship to the home and lot. Talk with your lender
and survey companies to determine if you feel a survey is needed and what
kind of survey you want done. Your lender may require at least a mortgage
inspection survey.
Inspections
There are many different inspections that can be performed. Some of these
are termite, mechanical, radon, structural, and roof. Do some checking to
determine what inspections you feel necessary and what companies you want to
do them. Some companies offer whole house inspections that cover several of
the above-mentioned inspections all at the same time. Again, compare price
and companies to determine which is best for you. The lender will have an
appraisal of the property done to determine value of the property, but the
appraiser is NOT there to do the above-mentioned inspections. So don't think
that an appraisal takes the place or includes inspections by qualified
personnel.
